No need to replace. However it may come up on an inspection report. (if it is at the end of its life). But I would jump that hurdle when the time comes before replacing it.

Prices have leveled out a bit. Sellers are still getting over asking when priced right. You can do an open house if you feel comfortable doing one. I know it is a little unsettling to have strangers through your house but it should not take long to sell your home in this market if it is priced right.
