Is it better to work with a broker or agent?

Is it better to work with someone that is a broker? What advantage would they have? Or is an agent better? What's the difference between and agent and a broker?

Do I have to commit to just one agent??

I met a great couple of agents, but after first 5 or so places they gave to us to look at the others they have given me are: too expensive, not the features we want not in area we ask. Am l expecting too much?? Need a place soon

I've seen different commission rates, and I get that probably commission is based on experience. What else affects the commission rate? And is it locked in once I agree to work with an agent or can they change it?
