My house has been sitting for three weeks and my agent thinks we should offer to pay for a 2-1 buydown for the buyer instead of dropping the price by twenty thousand dollars. Does this actually help people qualify for the loan in 2026 or do buyers just want the lower price tag so their property taxes are smaller?

I am selling my house to an llc for cash and my title agent says we have to file extra paperwork with the government because of new anti money laundering rules starting in march 2026. We did a pocket listing because we wanted to list at the top end of the recommended price options. We immediately had a showing and an offer at full list price. While we're happy to not have a million showings and open houses, this is literally the first person to walk through our house. Should we wait for more offers? Or do we list the home on the open market and see what happens? We're also happy to have gotten our desired price and maybe we should just take this gift?
