Do I have to close my unlicensed business in home before selling?
I cut hair in my home and changed my basement into a hair salon. I have one other girl that comes in and we cut men's and some women's hair. We do it all under the table to save money. I am planning to sell my home and move to a bigger house but I want to keep my business going as long as I can. What can i do for listing pictures and tours? Can i keep it up and just say it's a hobby or something?

Should I fix up my house before contacting a real estate agent?
My home in Austin has some dated bathrooms and minor cosmetic wear and tear. I am torn between doing some DIY upgrades now or waiting to see what a professional recommends. Do agents usually prefer to see the house in its raw state to advise on what actually adds value? I do not want to waste time and money on repairs that will not help it sell.

When is the best time to sell a rental property that currently has tenants living in it?
I own a single-family rental home and the current lease doesn't expire for another six months. The tenants are great and pay on time, but I am ready to move on from being a landlord. Does it make more sense to wait until their lease is completely up before putting it on the market? I'm worried that trying to show the house while they live there will be too disruptive and turn off potential buyers.
