What are red flags when considering a home purchase?

Hi, I love the idea of a fixer-upper. All the home shows on HGTV have me thinking I can do this, but I'm also really worried that I'll get in over my head. What are red flags or deal breakers when buying a fixer-upper?

How do I get my house listed on the MLS?

Do I need an agent to get my house listed on the MLS or am I able to put my house on there myself? I am hoping to list my house next week and want to be sure people can find it online.

Can seller back out after they accept?

I made an offer on a house and the seller accepted it. Then a week later they said they want to stay another month and want to pay rent. We said no and now they aren't accepting our offer. Can they do that?

My potential Selling Agent wants me to not only sign the listing agreement exclusive right to sell which is understandable but also a buyer-broker exclusive Employment Agreement for 7 mo. is this even ethical?
