If I sell my home, will my boyfriend receive part of the sale?

I wanted some clarification before deciding to put my home on the market. My boyfriend and I purchased a home together several years ago. We split up so he signed a quitclaim deed but is obviously still on the loan. If I want to sell my home that I have been making payments on myself for the last 8 years. Does he need to sign anything and would he be entitled to any of the sale money?

Does the buyer’s agent have to disclose if they know the listing agent as their ex in-laws? The husband in the team that represented us was the listing agent’s ex brother in law. Conflict of interests? Enough to void the contract?

Are Open Houses a waste of time ?

Our listing agent says that open houses don’t generate serious buyers. When the agent does an open house, he never has a sign up sheet, so I don’t know how the agent follows up with potential buyers that might be interested. For awhile, the agent didn’t even have flyers to hand out. Is an open house just a waste of time ?

What to do about a sick real estate agent?

I'm selling my house and my real estate agent has been sick for the past week. While I definitely understand sickness, I'm frustrated that showings have been rescheduled and delayed. This is a key time and having my house sit on the market while pushing away buyers is not okay. What can I do about this? I want to have compassion, but this is possibly affecting my house sale and profit.

What to do-- agent's poor hygiene is turning me off?

I didn't meet my real estate agent in person initially, we only talked on the phone. I liked his responses and approach, so I chose to work with him to buy a home. It's been a few weeks of touring homes together, and his poor hygiene is really getting to me and grossing me out. It's to a point where I don't even want to view homes with him. At first I thought it was a blip, but it's pretty much constant. The worst part is his terrible breath, and he loves to talk about all the details of the house. Meanwhile, I'm trying not to puke. He has a lot of experience and I like his thoughtfulness and work ethic. But I just don't know if I can handle the smells and habits. What do I do???
