We want to put an offer on a home in a competitive area. I've heard mixed opinions on writing a "love letter" to the seller. Some people swear by them and say it's the reason they got the home. What do I have to disclose as the seller of a home?

My upstairs and downstairs tend to have a 5 to 8° difference between the two. I had a contractor come out and look at the insulation. He stated the insulation is dated and needs replaced. Is this something I have to disclose? It does not cause any mold, condensation, or damage issues whatsoever. It more so is chilly in the winter downstairs compared to upstairs- but that’s it.

Home inspection with snow?

We had our home inspection, but there was so much snow on the roof, the inspector wouldn't go out on it. We understand this. However, we also want to protect ourselves if there is an issue. Can we put a clause in the offer that would cover issues that come up once the snow melts? We are most concerned about big issues like the roof or water leaking.
