I don’t need an agent to sell my home. I need an appraisal?

All I want is to have the home appraised as I already have an interested buyer. Just want to determine the homes value for asking price

You are right that an appraisal gives you a certified opinion of value, and that is a valid tool. But understand the difference: an appraisal tells you what the home is worth today, while a market analysis from an agent tells you what it will actually sell for and how to get there. In the Weeki Wachee and Hernando County market, appraisals run $400 to $600 for a standard single-family home. A comparative market analysis from a local agent costs nothing and often uses the same comps the appraiser would pull, plus active and pending data that appraisers cannot always access. Florida is a disclosure state, so pricing accurately from the start protects you legally and financially. Here is what we have seen: sellers who skip the agent and price based only on an appraisal often leave money on the table because they miss the marketing, negotiation, and exposure that drive competing offers. The appraisal sets a floor. A good agent builds the strategy above it. If budget is the concern, get the free CMA first. If you still want the appraisal for your own confidence, you will at least have two data points instead of one. Kevin Neely & Kaitlynd Robbins | K2 Sells, Keller Williams Elite Partners

Hi Sandra, If you have not yet sold your home, you may want to "interview" an agent or two. The way the real estate market is at this time is different than in the past. Frequently, properties sell for greater than their appraisal value. Many buyers are willing and able to pay more than what the appraisals come in at. Statistically, sellers net greater profit if they sell with a Realtor than by owner. be careful!!!!!! in this great market of sellers you really OWE IT to yourself to PUT the listing OUT THERE! for ALL to see. Competition breeds lots of $$$$$$$ these days. Having a good Realtor will MORE THAN pay up the difference. DO NOT SELL YOUR HOME FOR TOO CHEAP! a appraisal is NOT THE SAME -- get a cash buyer or someone with lots of money down then the appraisal DOES NOT MATTER

It depends on your goals. It sounds like you are trying to get a value of your home to give to the buyer to determine a fair market value. Realtors should have referrals for you - Amy Quimby reply below shows some appraisers. I would call them directly. However, as a seller, you do not usually need to do the appraisal - unless you are doing it to determine home value. Sometimes appraisals come in much lower than a buyer appraisal after the sale price is noted on the contract.
