How do I sell a house with unpermitted work?

i'm handy and work in the trades. not licensed, but can do quality work, even better than a lot of guys that do this work all day. i didn't get permits for the renovations that i did on my house. can i still sell it?

You can still sell it, but you must: Disclose the unpermitted work Understand that buyers may request repairs, credits, or price adjustments Consider bringing the work up to code if required by the buyer’s lender Some buyers (especially cash buyers) are more flexible with unpermitted updates. Transparency is key.

Ideally you want to get the permits before sale, it will be a much easier sales process. All you have to do is go to your township and apply, they will conduct an inspection, and then anything that needs to be corrected, you take care of, and then have a reinspection. You can absolutely still sell it—you just can’t hide it. The key is disclosure. Buyers need to know what work was done without permits so they can make an informed decision. From there, you’ve got options: sell as-is, get retroactive permits (if possible), or adjust the price to reflect the risk. Just know some buyers—and lenders—may be more cautious, so it can affect your pool of offers. Quality work helps, but transparency is what keeps the deal together.

I'm in agreement with Amanda and Keith. Do you want the easiest sale process with the best sale price? Get permits first. Not all renovations need permits (I'm guessing you know which do and which don't), but clarifying would be beneficial. If you aren't able to go this route due to time constraints or otherwise, then for sure disclose and go from there.
