Can you sell a home with furniture in it?

Making a move to Tn don't want to take anything but my clothes with me. Can you sell off the furniture with the house?

You can absolutely list your home sale to include all furnishings. If there are any items of furniture or decor that you do want to keep, make sure your Realtor lists them as an exclusion.

Yes. Furniture can be included, excluded, or sold separately, but it must be clearly written in the contract. Lenders usually won’t finance furniture, so it’s often handled outside of the purchase price.

you can but the buyer will need to put those extra items on a bill of Sale instead of on the actual offer because the lender will kick it back do to the reason those items have no value.

Yes you can however selling a home furnished is a little more difficult. Most buyers don't want furnishings as they have their own. Try offer selling it either furnished or unfurnished this way you don't minimize your buyer pool. If you have a buyer who puts in an offer and does not want the furniture you can have an estate sale and what doesn't sell donate. There are estate sale companies that handle everything for you including donating everything that did not sell.

You certainly can list a home that will include the contents. Another option would be to have an estate sale; the liquidator handling the estate sale will quote you a percentage to advertise and sell your belongings and then will remit the balance to you. Depending upon the contents of the home, including kitchen equipment, an estate sale may be a better option.
