    About Pete Bauch

Pete Bauch is a licensed real estate agent with HomeSmart serving buyers and sellers across Cobb County, Cherokee County, Forsyth County, and Fulton County, Georgia - including Marietta (30062), East Cobb, Alpharetta, Milton, Roswell, Kennesaw, Cumming, Smyrna, and Woodstock - AND the Florida markets of Orlando, Tampa, Boca Raton, Ft. Lauderdale, West Palm Beach, Palm Beach and all of South Florida

With more than 30 years of experience in Atlanta real estate and 68+ verified closed transactions, Pete specializes in buyer representation, listing services, relocation, and investment properties across a price range of $110K-$1,300,000.

Pete's competitive advantage lies in his proprietary Architectural Soul & Curb Appeal Blueprint - a structured framework he developed to identify and unlock hidden equity in residential properties. This methodology consistently helps sellers maximize sale price; three recent Florida townhouse listings sold above asking price within 6-8 weeks.

Pete also offers a Guaranteed Offer program for sellers who need speed and certainty.

Before real estate, Pete built a distinguished career as a VP-level sales executive at Fortune 500 companies including Johnson & Johnson, OptumHealth, and LexisNexis, and grew one startup from $0 to $8.5M in revenue. That business discipline translates directly into results for his clients.

Pete holds a 5.0 rating with 24 verified reviews on Zillow, where clients highlight his above-and-beyond service, calm presence during complex transactions, and proven results with unique properties, first-time buyers, and investment portfolios.

    FAQ

    Answered Questions

How long should I wait to sell an inherited family home that is sitting vacant?

We are currently in the best selling season of the year. Prices in some areas of Florida, but not all, are going down slightly. In addition, the longer a home sits vacant, the more maintenance and repairs it will need. I've been in real estate for 30 years and am licensed in Florida. I would be glad to answer any additional questions you may have, and help you sell the home when you decide to do so. Feel free to call any time, Pete Bauch, Realtor 770.617.7720

Why do I have to pay property taxes on a condo or a villa?

Property taxes are levied on virtually all types of properties in the US. This includes single and multi family homes, commercial properties, and condos, townhomes, villas, etc. I've been in real estate for 30 years and do business in Florida. I would be happy to answer any other questions. Fell free to call at any time. Pete Bauch, Realtor 77.617.7720

Does repainting the exterior and updating landscaping help a home sell faster?

Curb appeal can account for 7% of a homes sales value- on a $600,000 home that's $42,000! I've written an eBook addressing that and other design appeal issues "Architectural Soul & Curb Appeal Blueprint". Feel free to contact me for a free copy. Pete Bauch, Realtor 770.617.7720

    Contract termination ?

If you have accepted the Buyers offer, and the inspection, mortgage contingency, and the due diligence period have all expired, you should be ready to move forward with the closing. Are any other contingencies still not resolved? Most GA real estate contracts with Listing Agents can be cancelled, but if you've accepted the offer and all contingencies have been met, your listing agent may be entitled to the commissions. You should talk with a GA Closing Attorney to understand your rights in your specific situation. Pete

Is it dumb to buy a house without seeing it first?

It's not crazy, just be sure that you are working with an experienced and trustworthy Realtor in GA, or the state in which you're buying a home. As stated here before, a reputable Realtor will do a comprehensive video walk-through with you, give you their unbiased opinion as to what they see in the home, etc. In addition, be SURE to have a thorough inspection done by a licensed Inspection Company, and that you have a due diligence period long enough to complete the inspection. Also be sure you have an appropriate mortgage and appraisal contingency period. Happy to help if you'd like to call me, Pete Bauch, Realtor 770.617.7720
