    About Justin Bonney

Founding Broker, Clear Way Real Estate (CA DRE #01338897)

Broker | Advisor | Investor | Local Expert

A lifelong San Fernando Valley resident, CSUN graduate (B.A. Finance & Real Estate), and Lake Balboa homeowner. Active in real estate and finance since 1997, starting in banking and mortgage lending before sales. Licensed since 2003, broker since 2008, with thousands of transactions across residential sales, lending, and investment.

In 2024, I launched Clear Way Real Estate in partnership with Side, an invitation-only platform for top-producing boutique brokers. In 2025, I added Clear Way Property Management (CA DRE #02340629) for Valley landlords and investors, with full LA rent stabilization and just cause eviction compliance.

I'm an investor at heart and have personally renovated properties, which gives me a practical eye for upside, risk, and renovation cost. I stay close to the tax strategies that actually move the needle for California homeowners and investors, including Prop 19, Section 121, and 1031 exchanges. From house hacking to multifamily acquisitions, I help clients leverage real estate to build long-term wealth.

Serving Lake Balboa, Van Nuys, Sherman Oaks, Encino, Northridge, Reseda, Studio City, Canoga Park, West Hills, Woodland Hills, Chatsworth, Porter Ranch, and the surrounding San Fernando Valley.

    FAQ

    Answered Questions

If I sell my home, will my boyfriend receive part of the sale?

Hi there Eileen, Since you were not married and your former boyfriend signed a quitclaim, you should be good to go. Depending on the state, the escrow/title company may need additional information to clear the quitclaim. He is not entitled to the proceeds of the sale. He is however on the hook for the loan as it was signed with what is called joint and several liability. This will go away when the loan is paid off. Happy to help!

How should I prepare my house before selling it?

Hey there Mike, It is always best to declutter the home and tidy things up for photos. If the place is worn, a fresh coat of paint is the best ROI along with some curb appeal clean up.
