About Diane Breard
With over 20 years of full-time experience in real estate, I've developed extensive knowledge and expertise across a wide range of situations. I stay on top of the latest strategies and technology to ensure my clients receive the highest level of service and the best possible experience.
My journey into real estate began after personally selling my own homes and experiencing firsthand what a poor real estate experience feels like. That moment sparked a passion to do better-for myself and for others. I've made it my mission to provide the kind of service I wish I had received: honest, responsive, and client-focused.
Over the years, I've handled it all-from new construction and resale homes to luxury properties, investment opportunities, and fix-and-flip projects. No matter the type of transaction, I bring the same level of care, strategy, and commitment to every client.
To me, communication is everything. I'm dedicated to keeping my clients informed every step of the way, which means I answer my phone seven days a week and respond promptly to emails and texts. I truly enjoy meeting new people and helping them find the perfect home to fit their needs.
My five-star reviews speak for themselves. Many of my clients have had such a positive experience that they've referred me to their family and friends-a reflection of the trust and relationships I've built over the years.
Each year, I assist in the successful sale and purchase of numerous homes throughout the Phoenix, Arizona area, often working with out-of-state buyers and investors. As my business continued to grow, I saw the opportunity to expand my reach by building a trusted team. I founded the Valley Home Team-a hand-selected group of talented Realtors who share my values, work ethic, and dedication to excellence. Together, we're able to serve more clients across the Phoenix metro area without ever compromising on quality.
If you're looking for a Realtor who is honest, reliable, knowledgeable, and truly passionate about helping you succeed, I'd love to connect. Give me a call-I'm always here to help.

Answered Questions
You can take your own photos, but it's usually not the best place to save money. Photos are the first thing buyers see, and poor lighting or angles can make your home look smaller or less appealingaEUR"leading to fewer showings and weaker offers. Professional photos help your home stand out and often lead to better results. For most listings, the small cost is worth it.
Great question and very common. A general rule of thumb is to stay in a home at least 3"5 years to offset closing costs, commissions, and build some equity. That said, it really depends on your local market and how much your home has appreciated. Since you've already been there about three years and made extra payments, you may be in a better position than you think. The key is to look at your current home value, what you still owe, and estimated selling costs to see what you'd net. The best next step is to run the numbers. You might have enough equity for your next purchase without needing to waitaEUR"and if not, you'll at least know exactly where you stand.
