Anthony was/is fantastic and we would highly recommend him to anyone looking to buy a house in Fort Worth. We were recommended Anthony by a friend who used him on several occasions to buy and sell houses around the area. He definitely lived up to our expectations. This was only the second time we've bought a house - our first experience back in Maryland was only so-so, with a realtor who was incredible sweet, but was not as "pleasantly-aggressive" as we had needed as first time home buyers. Anthony definitely fit the bill. He had our best interests at heart, and cared about getting us the house we wanted. He first sat down with us to figure out what we were looking for - spending about 30 minutes with us on a Sunday afternoon in our cramped apartment with a barking dog and screaming baby. He was patient, taking the time to ask us all of the questions and getting all of the information he knew he needed to help us find our home. He set up a wonderful online email distribution, sending out houses on a daily basis that his search turned up. After that, Anthony was readily available to go look at houses, whether it was one or multiple in a single day. He was always near a phone to talk, and if he was busy, he'd call you back as soon as he could. When we found a house that we liked, he helped walk us through the process of making an offer and what to expect next. He was also upfront and honest with us, letting us know that the Fort Worth market was a seller's market, that property inventory wasn't high, and that the property's that are on the market are going fast. So when we found a house we liked, he emphasized the need to make an offer. Anthony was also very patient with us. The purchase of our house in Keller was dependent on the sale of our house in Maryland. Our luck being what it was, the sale did not go smoothly. Anthony was very patient with us while emotions were running high, very understanding of our situation, and provided great insight and suggestions into how to make the process smoother. At the end of the day, Anthony helped us buy a great house in a great area. We are very thankful for his help and will definitely use him again if we ever need to sell or buy a house!

Anthony is an excellent realtor whom I have been lucky enough to work with twice now. He not only sold our home in a weekend but then worked very well with us through many ups and downs to find our perfect new home. Should we buy a fixer-upper as our first home to get into a better neighborhood?

I think if you're considering a fixer-upper, you need to consider what type of loan you have. I think a cosmetic remodel such as paint, flooring, and minor repairs would be okay. Conventional financing or small bank type financing gives you the most flexibility. I like fixer uppers but it does come with risk and sweat equity if funds. I bought my first home this way and renovated every room one by one over 5 years. Now we have over $100,000 in instant equity.

Is it better for a first-time buyer to use an FHA loan or a conventional loan?

I would check with your favorite lender on this one. But you are exactly right PMI stays with a FHA loan for the life of the loan. Conventional financing gives you the most flexibility. Also keep in mind you can always refinance out of a fha loan down the road. FHA often offers the best interest rate and lower payments.
