Usda Home Loan?

I live in Tennessee but want to move close to family in Florida. I've checked addresses for eligiblity and USDA map shows it is eligible. I've not begun the process of even applying for the loan but wanted to know if I can live in one state but apply to get the loan in another? I work at a big known retail store and transfer will not be a problem.

USDA loans are zero-down-payment mortgage options backed by the U.S. Department of Agriculture, designed for buyers purchasing in eligible rural and suburban areas with moderate income limits. Lecanto and much of Citrus County, Florida qualify for USDA Rural Development loans, making this one of the most buyer-friendly financing options available in our area. The Nature Coast corridor, including communities around Lecanto, sits within USDA-eligible zones where buyers can finance 100 percent of the purchase price without private mortgage insurance structured the same way as conventional loans. To qualify, your household income must fall within USDA county limits and the property must pass USDA eligibility requirements. Connect with a USDA-approved lender in Florida to get pre-qualified, and then work with a local agent who knows which neighborhoods and property types align with program guidelines. This loan type is underused and can be a powerful tool for the right buyer. Kevin Neely & Kaitlynd Robbins | K2 Sells

Yes you can absolutely apply for a USDA loan in Florida while living in Tennessee. The loan follows the property location, not where you currently live. As long as the Florida address is USDA eligible and you intend to occupy it as your primary residence after closing, you qualify to apply. Your job transfer situation actually works in your favor. Lenders will want to see that your income continues and a confirmed transfer to a Florida location from a known retailer is straightforward documentation. Get a transfer letter from your employer confirming the move to a Florida store before or shortly after closing and you are in good shape. Find a USDA approved lender in Florida rather than Tennessee since they will be familiar with the specific eligible areas and local property requirements in the market you are buying in. The process from there is the same as any USDA loan. Zero down, income limits apply, and the property must pass a USDA appraisal. You are well positioned to move forward.

Just be sure that you are able to get the job transfer information for the lender and be able to qualify for the USDA loan options. The amount of income is also something considered in the USDA loan in additional to the location of the home.
