You do not have to have appraisal done before selling always when you sell it the buyer will need an appraisal unless paying cash

If you are looking to sell you do not need to do an appraisal. The buyer will pay for that and complete it. Having a realtor who is skilled in pricing can assist you in setting the best price to make sure you are in market value.
