How would you rate companies that buy homes for cash?

If a client is considering selling their home to one of the many "We buy homes for cash" companies, would you recommend it? What are some positives and negatives to consider?

Depending upon the condition of the home. If it is in need of major repairs, it can be a great option. These companies pay cash, sold as is, no inspection or appraisals. You will get less if you go this route vs listing it with a brokerage firm, who can advertise the home for sale cash only sold as is. In my market, these homes will get multiple offers, usually higher than the "We buy homes for cash" Good Luck!

Real estate serves the needs of others...some "need" to sell quick, without repairs or costs and will take a quick sale for less money and save themselves the time and repair costs that may be needed in order to make a better margin. I advise to consider time over money and make the best decision for yourself. Sometimes...its better to take the cash for a quick sale..othertimes, the cost of repair is relatively lower than first thought and time is less than a month..so invest in the repair..make the greater profit on a fix up. No wrong answer..choose what you wish.

They do have a place in real estate however if you are not in a rush, find a great realtor and get the most for your home, cash buyers typically offer much less.

The positive is that alot of them will buy with limited contingencies. No loan, no appraisal and short inspection continegency. You will know quickly if they are going to buy. The negative is that the offer will be below market. You should always try the MLS first and see what you can get. 99% chance of getting a better offer.
