How does my home gym affect value?

How does my home gym affect my home value? Some friends that come over love it and others say it's too cluttered. I want to sell my home (not including the equipment). Wondering how having a whole room dedicated to my exercise will affect the home value.

it doesn't add value; the space does. An appraiser looks at square footage and room count. If you converted a garage or a bedroom into a gym, the value is in the "bedroom" or "garage," not your treadmill. In fact, if you permanently altered a garage (removed the door, filled in the floor) without a permit, it might actually hurt your value because most buyers still want a place to park their car.

Hi Rob, I am not an appraiser, but since you have created a home gym in your home, that may be a nice feature to some, not all would want a gym in their home. Your gym equipment is personal property, an appraiser would not give extra value for it. The more you can make your home show more spacious the better. I would probably recommend storing some of the equipment while selling your home. A good listing agent will advise you the best way to stage your home for selling. Good luck!
