Can we get help finding a house to rent in the $1400/$1500 range in Suffolk or surrounding area?
Sold our home in Thaxton, Va. & want to rent small house, preferably fenced yard for pets. We are staying at Davis Lakes Campground until we find. a place to rent.

Real estate agents can help you find rental properties in Suffolk and the surrounding area, though the level of assistance varies by agent and by how the rental market is structured in that region.
In the Hampton Roads area of Virginia, the rental market moves quickly and many properties are rented directly by owners or through property management companies that may not work with buyer agents. A local agent who specializes in rentals or who has relationships with property managers in the area can sometimes surface listings before they hit Zillow or Craigslist. Alternatively, contacting property management companies directly in Suffolk and the Chesapeake, Portsmouth, and Isle of Wight areas will get you access to their available inventory without going through a search portal.
For a $1,400 to $1,500 budget, the availability of single-family homes versus townhomes or duplexes will depend heavily on the specific sub-market within Suffolk. Isle of Wight County and some rural sections of Suffolk traditionally offer more house for that price point than areas closer to the Interstate 664 corridor. Be clear with any agent or property manager about your timeline and criteria, have your documentation ready (proof of income, rental history, references), and be prepared to move quickly. In a tight rental market, homes in that price range get multiple applications fast.
Starting with both an agent referral and direct outreach to property managers doubles your chances of finding the right fit in time.

You can definitely find something, but I’d move fast in that price range.
First question… are you looking in Suffolk, VA specifically, or open to nearby areas like Franklin, Windsor, or even parts of Chesapeake? That will open up more options.
At $1400–$1500 with a fenced yard, it’s doable, just limited. Those tend to go quickly, especially pet friendly ones.
A few things that will help:
Have your application, proof of income, and references ready
Be upfront about pets and offer a pet deposit if needed
Check Zillow, Facebook Marketplace, and local property managers daily
You can also reach out to a local agent who does rentals. Some will help, some won’t, but it’s worth asking.
Since you’re already local at the campground, you’re in a good spot to jump on something quickly. That’s going to be your advantage.
Larry and Sandy, yes — a local real estate agent can absolutely help you find a rental, and many agents do work with tenants in addition to buyers and sellers. Look for an agent in the Suffolk, Virginia area who handles property management or rental placements. They'll have access to listings that may not show up on the big rental search sites.
That said, in the $1,400-$1,500 range, you'll also want to cast a wide net on your own. Check Zillow, Realtor.com, and Facebook Marketplace for rental listings in Suffolk and the surrounding Hampton Roads area. Local property management companies are another great resource — they often have inventory that isn't widely advertised.
Since you need a fenced yard for pets, make sure to ask about pet policies upfront. Many landlords charge a pet deposit or monthly pet rent, and some have breed or size restrictions. Knowing those details early will save you time.
Given that you're staying at a campground while you search, I'd also suggest being upfront with landlords about your timeline and readiness to move. Having your rental application pre-filled, proof of income ready, and references lined up will help you move fast when the right place comes along. In a competitive rental market, the most prepared applicant usually wins.
