It looks like you are in Florida. We pay annual property taxes on home purchases. However, you will not pay a sales tax on the home here.

Is the seller responsible for a major expense ?

Is this your final walkthrough prior to closing? If so, you can ask for it to be replaced prior to closing and negotiate that term. If you have already purchased the home and the a/c goes out, unfortunately, you would be on the hook for that. Unless you can prove that the seller knew the HVAC was out prior to closing. In that case, I would consult with an attorney.

Does a room have to have a closet to be a bedroom in Fla.?

In order for a room to be considered a bedroom, it must have the following: a closet, a window and it must have easy access to a bathroom without having to cross over a shared living space to get to it.

A private house raffle organized by a homeowner is considered an illegal lottery under most state laws. But you may have a workaround if you have a nonprofit file the proper paperwork to do it for you. Or a knowledgeable agent can connect you with a real estate auction platform that you can use to create the same effect.

Does the home seller need to disclose water issues?

Yes, as of October 1, 2024, Florida law requires any flooding must be disclosed by the seller prior to a sales contract being signed. Per Florida Statute 689.302 sellers must include whether they have filed a claim with an insurance provider for Flood Damage. The sellers must also state whether the seller has received any federal assistance including assistance from FEMA for flood damage to the property.

I see that this question came up several years ago, but if anyone else is in the same boat, please know since in this case your boyfriend signed a quitclaim deed over to you, then he will not receive any proceeds on the sale of the home. All proceeds will go to you. If he was still on the deed, that would be a different story and he would need to sign at closing and would be entitled to a portion of the sale.
