As a Philadelphia realtor that takes pride in being the best in my opinion, I’ll be honest, bad neighbors can be annoying, but they rarely kill a deal. Say something to them like a normal human, or even offer to help clean it up. Worst case, price and presentation will matter way more than their messy yard.

As a Philadelphia real estate agent, buying the nicest house isn’t the problem… overpaying for it is. Just know you’re setting the ceiling for the block. If you love it and plan to stay, go for it.

As a Philadelphia real estate agent, I’ve helped clients turn land like this into income. One had a big open lot just sitting there—we found someone to lease it and it basically started paying for itself. An agent can definitely help, just make sure it’s someone familiar with land deals or that local Virginia market. It’s a little different than a typical home sale, but totally doable.

As a Philadelphia real estate agent, I’ve been through this with clients and it’s never easy. I’m sorry you’re dealing with it. I had one situation where the family had no clue where anything was and it turned into a full scavenger hunt during an already emotional time. On the flip side, another client had everything written down and it made a huge difference. If you can, ask about the will, deed, mortgage, bills, and who handles their legal/financial stuff. You’re not being morbid, you’re just making a hard situation a little easier later.

As a Philadelphia real estate agent, I’ve seen both sides of this. I had one client whose HVAC went right after closing and the home warranty covered most of it saved them thousands. I’ve also had others get denied for smaller stuff and feel like it was a waste. They’re not perfect, but they can be a nice safety net, just don’t expect them to cover everything.

As a Philadelphia real estate agent, I get this question all the time. Condos aren’t a bad investment people just love to hate on them. In Philly, they’re a great way to get into a good area. Just know you’re trading some appreciation for convenience.
